This apartment was purchased for one of our clients from New York City.  Most of my clients have a bigger budget but her budget was limited compared to other clients that I have.  I told her from the beginning that Recoleta would be a good area to purchase in.  She retained my services  in advance of her trip to Buenos Aires.  She flew here and looked at several properties and found this property which I quickly recommended and purchased for her.

The apartment was in a great area.  It was in very poor condition but I saw the potential of the property.  It needed several changes but it was well located, had a good floor plan and got a lot of natural sunlight being on the top floor.  Because of the poor condition, she was able to purchase it for a very affordable price.   Less than a year after purchasing this property, the capital appreciation has been tremendous.  My client took my advice and went with the renovations below:

• We completely renovated the bathroom.  Everything was replaced including all fixtures.
  
• The carpeting was removed and we added hardwood flooring throughout the apartment.
  
  
• The walls were all repaired as there was extensive damage to them and totally repainted.
  
  
• The kitchen was totally renovated.
  
  
• There was an old gas heating system which was very old.  We replaced it with modern heater/air conditioners throughout the apartment which is safer and more modern and the temperature can be individually controlled.
  
  
• The apartment was furnished with modern furniture and all the space has been well utilized.  The apartment also has wireless high-speed Internet throughout the unit.

What most clients never see is the long hard hours and months spent renovating a property.  Below you can see just a sample of the work that was done during the renovation stage by my company.

* As you can see the apartment was literally a new construction after you factor in all the changes.

The bathroom was completely renovated from floor to ceiling.

You can see all the bags of debris that were disposed of.  This is just a few out of the dozens and dozens that were removed from the property.

As you can see we totally regutted the kitchen and everything was replaced from the floors to all the tiles on the wall.

The flooring below was not usable.  The wood was rotton below the carpet and it was completely renovated.
