2 Bedroom / 2.5 Bathroom Major Renovation
Two Bedrooms

 

 

 

When I first saw this apartment it was in very bad condition.  It had been unoccupied for almost 4 years.  The previous owner inherited it several years ago and did not have the money to renovate it.   There was old furniture stacked up in the rooms, the floor had horrible carpenting and the bathrooms were all destroyed.  The purchase price was still high because of the location.  It is located in Recoleta one block from the Recoleta Village/cemetery area, which many consider the best in the city.  

I saw real potential with this property.  The floor plan was perfect for what I was looking for.  I am constantly in the middle of renovations and although I'm not an architect or an interior designer, many people in the industry have praised my vision for renovating properties and decorating ideas.   I had a vision in my head what this property could turn into.  

It was only on the market for three days and I paid close to the asking price for it.    The apartment was structurally sound however, it needed a complete renovation.  I determined that after it was finished it would almost be like a new construction.  Every part of the apartment was reconstructed.

The major work is detailed below:

  • Kitchen completely demolished and the floors were removed.  A unique high quality cement mixture was used for the floor.  Furniture was installed including quartz countertops.

  • There was a maid's quarters with a very small bathroom.  I extended the bathroom to add a custom rainfall shower from the ceiling.  The bathroom was totally renovated using high end materials.

  • The hardwood flooring throughout the apartment was replaced and is in the living/dining and bedrooms.

  • Custom closets were installed in both bedrooms. Expensive hardwood was used along with a lighting system on the inside of the closets.

  • The main bathroom was  extended and completely renovated from floor to ceiling.  Expensive marble was installed throughout the bathroom from the floors to the walls.  Expensive high end fixtures and a bathtub were installed with a rainfall shower from the ceiling.

  • The balcony was renovated and has a wood decking along the balcony and also on the inside of living room near the balcony entrance for effect.

  • All windows in the apartment were replaced.
  • The guest bathroom was completed renovated with high end materials.

  • The apartment has been furnished with high end lighting and furniture and electronics including a 42' Plasma TV.  All rooms have individual airconditioning and heating.

 

This project was pushed along very quickly and we had extra staff, contractors and architects working on it.  We had advertised it upon purchasing it and we had rented it out without any photos so we gave our team of contractors a completion date of 2.5 months to do all of the work.   They completed one day before the first rental.  The apartment turned out beautiful and our clients love it.  Below are some before and after photos of each room that was renovated.

 

 

 

 

 

Here is a photo as the living room was when we first bought it.  It was in complete disarray.  It is quite different than the USA when the people remove everything when they sell the apartment.  This owner made it a condition of buying it that we would remove it.  (She did not want to pay for the removal of it).  You can clearly see piles of junk, an old bookshelf and even old speakers from a stereo.

As you can see, there was old furniture piled up including hideous bookshelves.  There was horrible carpeting throughout the apartment that was replaced with hardwood flooring.

The bedroom was completely renovated including new hardwood flooring, a custom made closet, new windows and sliding doors.

 

 

 

 

This photo was taken shortly after they started renovating the apartment.  You can see the apartment had horrible wallpaper throughout the apartment that had to be removed and the apartment walls were restored and repainted.

Here is the maid's bathroom shortly after the started renovations on it.  It was completed unused and abandoned as you can see from the fixtures and state of condition above.   I designed a layout to expand the bathroom and add a full shower.

The master bathroom was a disaster.  It was very small and not functional.  We removed part of the wall from the bedroom to expand it. We used high quality marble throughout the bathroom.  You can see the change is dramatic.

The photo above is from the guest bathroom.  Once again, you can see the bathroom was totally destroyed.  The photo above was taken after they stripped the wallpaper but you can see the original blue toilet.

The photo above is the 2nd bedroom.  You can see the original carpet, all the debris left by the previous owner as well as the horrible wallpaper and old furniture.

Below are photos during the renovation stage.  It's clear to see just how massive a renovation it was.  This apartment was almost like a new construction because literally everything is new.
